  • Is OwnerPlusMLS.com a For Sale By Owner Site?
    No. We are a Wisconsin Real Estate Broker/Business Entity. Broker-owner David Reese was state-licensed in 1982 and joined the Realtors® Association of South Central Wisconsin and South Central Wisconsin Multiple Listing Service in 1986.

  • Is OwnerPlusMLS.com an MLS Site?
    No. This is our company website. The MLS is for professional access only, and not available to the public. While many MLS boards offer public access websites like the SCWMLS offers Wisconsinhomes.com, that website also is not the MLS. All of our listings are "on" the MLS and can also be seen on other brokers websites because of what's called "broker reciprocity" and IDX, the Internet Data Exchange.

  • Are OwnerPlusMLS.com's listings on the "Real" MLS?
    Yes. While there are different MLS services around the state and across the country, we belong to the South Central Wisconsin MLS. Most realtors® agree to cooperate and share access to their listings with other brokers, including Internet sharing. This is the basis for "Multiple Listing Services". Recently, the Milwaukee, Appleton, and Madison MLS boards have agree to share their databases through WIREX - the Wisconsin Real Estate Exchange. Southern Wisconsin brokers like OwnerPlusMLS.com now have access to 3 major Wisconsin MLS databases.

  • Do you have to be a Realtor® to be in the MLS?
    Yes. Every member of an MLS has to be a member of a local Realtor® board, and is subject to their state's Department of Regulation & Licensing, as well as their local, state, and national association's rules, ethics, and standards of practice.

  • What is a Limited Service Listing?
    A Limited Service Listing is an Exclusive Right to Sell Listing Contract. That means the listing company is the exclusive broker for your property and charges a flat fee for listing services. The seller may procur a buyer on their own and not owe a selling fee. The seller handles all aspects of selling the property themselves. The property is listed in the Realtor® Multiple Listing Service with a percentage selling fee offered to a Selling Broker for a successful sale. The seller only owes a selling fee if a Realtor® provides a buyer. They owe nothing beyond the listing fee if they sell it themselves. The Listing Broker's job is done once the property has the sign up and is listed in the MLS and on the Internet. The seller may purchase additional services from the broker for fee, such as negotiation and processing services.

  • Is a Limited Service Listing the same as a Flat-Fee Listing?
    Yes. Flat-Fee means the listing fee is a set fee and not a percentage of the selling price. A typical real estate commission is comprised of a percentage of the selling price for the listing fee, and a percentage of the selling price for the selling fee. In a Flat Fee Limited Service Listing, the seller pays a selling fee only if a broker sells the property. If they sell the property themselves, all they pay is the listing fee.

  • How is the Full Service Listing different from the Limited Service?
    The Full Service Listing is an Exclusive Right to Sell listing. That means that the listing broker handles all buyers and real estate agents. You cannot sell directly to a buyer and avoid a selling fee, but we always give our Full Service sellers a generous discount on the selling fee when they help find a buyer, or to get the deal done. With our Full Service Listing, you get the services of a real estate professional with 25 years of sales experience. We provide ongoing market analysis, advice and staging suggestions. We charge thousands of dollars less than the big firms, but give you the best of the best in service. When you or a buyer calls us, we pick up the phone. When you get a showing call, it's from us, not a service. You get real, personal service with our Full Service Listing, for much less than a big real estate firm.

    The easiest way to understand the difference, is that the Flat Fee Limited Service Listing is the For Sale By Owner option, and the Discount Full Service is not.
